Frequently Asked Questions

For any homeowners association, questions are always bound to come up regarding the role of the association and rules or obligations that apply to homeowners. We’ve tried to answer most of those questions below, but don’t hesitate to contact us if you have more.

Currently Somerset Hills HOA dues are $63.03 due on January 1st. A late fee of $25 applies if dues are paid after April 1st. A check can be sent to our post office box address at Somerset Hills HOA, P.O. Box 24836, Eugene OR 97402 made payable to “Somerset Hills HOA I&II

Anyone purchasing property within the boundaries of the association automatically becomes a member and is entitled to all of the benefits, and is subject to all obligations, of membership. 

The preliminary title report provided to you by your escrow company at closing disclosed that your property was included within the boundaries of the association and was subject to the applicable CC&Rs.

Generally speaking, homeowners associations are created by the original land developer and are intended to preserve property values and quality of life.

Covenants, Conditions and Restrictions.  This is the document created by the original developer and acts as the “constitution” of the association. Our CC&Rs can be found in our Library.

That authority is found in the CC&Rs and in ORS 94.550 et seq.

In fairness to the vast majority of homeowners who pay their dues as required by law, Oregon statutes permit the homeowners association to record liens with the county clerk.  The amount of the lien increases automatically as new dues becomes payable and remain unpaid.  Interest on the unpaid dues also accrues as a matter of law.  Liens become an encumbrance on the real estate and must be paid in full, including accrued interest, before title to the property can be transferred.

No. Association officers and directors are volunteers.

Money collected as dues is spent on common area maintenance, insurance, and property taxes on common areas. A small sum is spent annually to cover office supplies, communication expenses, and the association’s post office box.

Our role is to maintain the physical assets owned in common, to enforce the CC&Rs, and to preserve the real estate investment of homeowners living within the boundaries of the association.

Our HOA is always looking for help on the various committees and for volunteers at special events. Some neighborhood members may have special expertise that can also be of great benefit on the committees and with events. Members are also encouraged to stand for board positions as openings arise.
