Lodge a Complaint

Do you see something in the neighborhood that is a potential violation of our Somerset Hills Covenants, Conditions, and Restrictions (CC&R)?  These Restrictions were put into place by Breeden Bros., the developers of our neighborhood.  Their intention is to maintain the highest possible value of our homes with the least amount of intrusiveness.  Several Years ago, the HOA Board had to decide how to enforce violations of the CC&R restrictions in the neighborhood.  Legal experts were consulted, and the enforcement of the restrictions became complaint driven.  When the Board receives a formal complaint, the property in question will be reviewed utilizing THIS checklist.  If any restrictions are being violated, the homeowner will receive a written letter outlining the specific violations and requesting they are corrected.  The Board will review after a reasonable amount of time and further action will be taken if deemed necessary.

Please understand that the HOA Board is comprised of just a few of your neighbors who are volunteering their time.  The Board focuses their efforts towards maintaining our common areas, including cleaning up hazards, planting and removal of overgrowth, elimination of pooling water, etc.  Often these thing consume more time than the Board members have, and this is, in part, why complaint driven enforcement was adopted.  Please don’t think of this as tattling on your neighbor, rather as a way to ensure our neighborhood is a desirable place to live for everyone.
